as a bed and breakfast?

A guesthouse is generally bigger than a B&B with up to around 16 rooms catering for more guests. For example, a guesthouse may offer breakfast, lunch and dinner with a bar service while a B&B might only offer breakfast in a small dining area.

Whether you run your business in the countryside or city, with guests coming and going, it’s impossible to predict when things could go wrong. There are many risks to running a bed and breakfast - a guest could fall down the stairs, have their possessions taken by another guest, or one of your suppliers could go bust. There are endless possibilities; that’s why it's best to have your back covered should the worst ever happen. 

Do you need home insurance for a B&B?

Standard home insurance won't cover a B&B or guesthouse. Opening your home up to paying guests comes with new risks not accounted for in standard home insurance. You’ll need business insurance to ensure your business activities are fully covered, even if you have an existing home insurance policy.

What optional extras can I get for B&B insurance?

While some insurance is mandatory, many others are also essential for peace of mind. Including legal expenses. This covers any legal costs associated with lawyers and taking legal action against common issues, such as disputes with guests or suppliers. Legal expenses cover can only be used if there is a good chance the claim will succeed.

But two insurers are the same, so it’s difficult to give a solid figure for what you might be paying for an annual insurance policy. The following will affect the price of your premiums: 

  • Extent of cover - The more cover you opt for, the more expensive your package is likely to be. 
  • Your insurer - The insurer you choose will also influence costs. 
  • Business activities - The type of services you offer will play a big part in determining the scope of your cover, influencing costs. 
  • Location  – Where you are located is taken into consideration when calculating the price of your premiums. 
  • Claims history - Whether or not you’ve had claims made against you or you have made previous claims may affect your future premiums. 

*This price is for a hotel package – 10% of customers who were sold with one of our panel providers paid £651.66 or less annually (excluding any additional administration fees) between 01/01/25 & 31/12/2025. Equivalent to £54.31 a month or £1.79 a day (and excludes the extra costs for paying monthly). Your actual policy and price may vary based on your business requirements.

Is a guesthouse classed as a bed and breakfast?

Generally, B&Bs tend to be smaller than guesthouses, with around 3 guestrooms. Guesthouses, on the other hand, can have up to 16 rooms but are not normally as big as hotels. I have guests stay with me, but I don’t charge them. Do I need bed and breakfast insurance?

For visitors and guests that are staying in your property for free and not as part of a business, then you don’t need bed and breakfast insurance. In this case, it’s worth referring to your home insurance policy to check you have sufficient cover. 

How many guests can I have at one time?

Different insurers will offer varying levels of cover based on the number of guests you have. For example, a policy might include up to 6 guests staying in 3 rooms. Another policy might offer more rooms, so it’s best to explore your options by talking it through with a broker.

Can I claim if a guest doesn’t pay?

In the event a guest is causing issues, refusing to pay and you face damages to your B&B – you would probably need to report the incident to the police and look at your own options for recovering costs. We are unable offer cover for guests who refuse to pay as there is no insured peril to claim under.

Do I need insurance if I’m renting my house out on Airbnb?

You will need cover if you’re renting your property on Airbnb, as it’s considered a business activity. If you rely on your home insurance policy, you risk being underinsured and it being voided.  We are able to insure Airbnb's’ – get in touch with us to discuss your needs.
